
We’ve all seen them. You’re scrolling through Rightmove, spot a property you recognise and think: ‘Hasn’t that been on the market for months?’
Sometimes there’s an obvious reason. Sometimes there isn’t.
A property can sit on the market for a long time even when there is nothing fundamentally wrong with it. Often, it comes down to how the property was priced, presented and marketed from the start.
The price may be putting buyers off
Price is one of the biggest factors. Every seller wants to achieve the best possible figure for their home, but there is a difference between pricing ambitiously and pricing a property beyond what buyers are prepared to pay.
Buyers are usually comparing several homes at the same time. If one property looks expensive compared with similar homes nearby, it can quickly be discounted before they have even arranged a viewing.
The danger is that the property then sits on the market.
After a few weeks, buyers may start wondering why it hasn’t sold. After a few months, that question becomes even bigger.
Getting the price right at the beginning can make a huge difference.
First impressions haven’t worked
On Rightmove, your property is competing for attention with everything else a buyer can afford. That means the first few seconds matter.
Poor photography, the wrong lead image, dark rooms, cluttered spaces or a description that doesn’t really sell the property can all make buyers scroll straight past.
The home itself might be fantastic, but if the listing doesn’t show that, buyers may never get as far as booking a viewing.
Good presentation isn’t about making a property look like something it isn’t. It’s about showing it at its best.
The launch may not have created enough interest
The first few weeks on the market are important. This is when the property is new, when buyers haven’t seen it before and when there is the best opportunity to create early interest.
If the initial launch is weak, it can be difficult to recreate that same sense of freshness later.
That’s why we put so much emphasis on getting things right before a property goes live – the price, photography, wording and overall marketing all need to work together.
There may not be enough follow-up
Getting enquiries and viewings is only part of an estate agent’s job. What happens afterwards matters just as much.
Were the viewers followed up properly? Why didn’t they offer? Was it the price? The presentation? Was there something about the property that kept coming up?
Good feedback can tell you a lot.
If several buyers are saying the same thing, that information can help shape what happens next. Without that follow-up, a property can simply remain online without anyone really addressing why it isn’t selling.
The market may have moved
Sometimes a property was priced correctly when it first came to market, but things have changed since. New properties may have appeared nearby. Similar homes may have sold for less. Buyer demand may have shifted.
An asking price that made sense a few months ago may no longer look as competitive today.
That doesn’t necessarily mean making a drastic reduction. It means regularly reviewing what is happening around the property and making sure the marketing still makes sense.
Buyers start to notice how long a property has been listed
This is one of the biggest problems with leaving a property sitting on the market without changing anything.
The longer it is available, the more likely buyers are to ask: “Why hasn’t anyone bought it?”
That can happen even when there is absolutely nothing wrong with the house.
It can also change the way buyers approach an offer. If they believe a property has struggled to sell, they may assume the seller will accept significantly less.
That is why simply leaving a property online and hoping the right buyer eventually appears isn’t always the best strategy.
Sometimes a fresh approach is needed
If your property has been on the market for months without getting the result you expected, it may be worth looking at everything again.
That could mean reviewing the asking price, changing the photography, rewriting the listing, improving the presentation or simply having a different conversation about how the property is being marketed.
It doesn’t mean there is something wrong with your home.It may just mean the current approach isn’t working.
