We wanted to give you an early heads-up about another change being introduced under the Renters’ Rights Act.
The Government is rolling out a new national landlord database, known as the Register Your Property service, which all private landlords in England will eventually need to join.
The rollout is due to begin on 15 December 2026, starting with the West Midlands, before moving across the rest of England over the following 12 months.
Once registration opens in your area, landlords will have a three-month window to register. The current information also states that the registration fee will be £65 per property per year.
A few important points to be aware of:
- The scheme will apply to properties that are already let, as well as new tenancies created during the rollout period.
- Empty properties that are only being marketed to let will not initially need to be registered.
- Letting agents will not be able to complete the registration on behalf of landlords, so this will need to be done directly by you.
- Failure to register could result in financial penalties, currently stated as up to £7,000, increasing to £40,000 for repeated or continuing breaches.
For now, there is nothing you need to do.
We simply wanted to make you aware of the changes ahead of the rollout rather than waiting until registration opens. As further guidance becomes available, we will keep our managed landlords updated and let you know when your registration window begins.
