When it comes to selling your property, one of the first questions is how you should sell it.
For most people, a traditional sale is the route they know best. Your property goes on the market, buyers come to view it, offers are made, and the sale then moves through the usual legal process.
Auction is becoming a more popular option too, especially for sellers who want clearer timescales, more commitment from buyers, or a quicker route to sale.
So, which one is better?
The honest answer is: it depends on your property, your situation and what you need from the sale.
At Courtney Downing Estates, we offer both traditional sales and no-fee auction options, so our advice is always based on what feels right for you — not simply pushing one route over another.
What is a traditional property sale?
A traditional sale is the way most homes are sold.
We value your property, prepare the marketing, list it online, arrange viewings and speak to interested buyers. Offers are then made, negotiated and, once agreed, the solicitors begin the legal work.
This route works well for many sellers, especially when the property is likely to appeal to families, first-time buyers, upsizers or buyers who want to take their time and make a considered decision.
It also gives you more room to review offers, consider each buyer’s position and decide what feels right for you.
The downside is that it can sometimes take longer than expected. Even when you accept an offer, the sale is not legally binding until exchange of contracts. Surveys, mortgages, chains and legal delays can all affect the process.
That does not mean a traditional sale is a bad route. Far from it. For many properties, it is absolutely the right one. It just means you need to be comfortable with a process that can sometimes be a little less predictable.
What does selling by auction mean?
Auction is a more structured way of selling.
Your property is marketed with a starting bid, and interested buyers place bids online. Before the auction starts, a reserve price is agreed with you. This is the minimum amount you are prepared to accept, so your property will not sell for less than that figure.
One of the biggest benefits of auction is that it creates urgency. Buyers know there is a deadline, which can encourage quicker decisions and more competitive bidding.
Through our auction route, sellers can also sell with no estate agent or auction fees, as the buyer pays the commission. Once an acceptable offer is agreed, the buyer is financially committed, and completion then takes place within an agreed timescale — usually 28 or 56 days, depending on the auction route.
For the right property and the right situation, that can be a real advantage.
When is a traditional sale a good option?
A traditional sale may be the better route if your property is likely to attract buyers who want time to view, think, arrange finance and move through the process in the usual way.
This often works well for family homes, properties in popular residential areas, or homes where buyers are likely to take a more considered approach before making an offer.
The main benefit is control. You can look at offers as they come in, negotiate where needed and move at a pace that suits your circumstances.
At Courtney Downing Estates, your property will still be presented properly, with strong photography, video, well-written descriptions, online exposure and personally accompanied viewings. The key difference is not how the property is marketed, but how the sale is structured.
When is auction a good option?
Auction can be a great choice when you want a more defined process from the start.
It can work particularly well for properties that are vacant, chain-free, tenanted, unusual, in need of modernisation, or likely to appeal to investors, landlords, developers or cash buyers.
It can also be useful if a property has already been on the market without the right level of interest, or if you simply want a clearer route to completion.
It is also worth saying that auction does not mean your property is marketed any less professionally. Your property is still presented with strong photography, video, clear descriptions and online exposure. The difference is not the quality of the marketing, but the way the sale is structured.
That said, auction is not just for problem properties. Many different types of homes can sell successfully by auction. The important thing is whether the method suits your property and your priorities.
Which option gives you more certainty?
This is where auction can be very appealing.
With a traditional sale, accepting an offer is a big step, but it is not legally binding straight away. Until contracts are exchanged, things can still change. Buyers can renegotiate, chains can break, mortgage issues can arise, or the sale can fall through altogether.
Auction is designed to create stronger commitment earlier in the process.
For sellers who have had a sale fall through before, or who want more confidence once a buyer is found, this can make auction a very attractive option.
Which option gets the best price?
This is probably the question most sellers care about most. The answer is not always straightforward.
A traditional sale can achieve an excellent price when the property is priced correctly and marketed to the right buyers. If several buyers are interested, offers can be negotiated and managed carefully to get the best result.
Auction can also perform very well, especially when there is strong interest and buyers are competing against each other. The reserve price protects you from selling below an agreed level, while the bidding process can create momentum.
The best route is not always the one that sounds fastest or most familiar. It is the one that gives your property the best chance of achieving the right outcome.
So, which is better for you?
If you want a familiar process, more flexibility and the chance to carefully manage offers, a traditional sale may be the right choice.
If you want speed, fixed timescales, a stronger commitment from buyers and the benefit of no seller fees, auction may be a better fit.
The key is getting honest advice before you decide.
At Courtney Downing Estates, we will talk through your options properly and help you understand which route is likely to suit your sale best. Sometimes that will be a traditional sale. Sometimes an auction will make more sense.
